PROJECT DESCRIPTION

Delta provided multi-discipline engineering services for PACE’s new South Campus in Markham, Illinois. The campus consists of an acceptance facility and main office building. Alternative designs were provided within the bid documents for immediate construction flexibility and provisions for future expansion.

This project was originally planned for the South Holland location; however, site constraints during design development required that it be relocated to Markham. These new buildings will house the PACE Customer Relations Department in addition to various fixed route, demand response, vanpool, and electronic accessories.

Delta was responsible for complete MEP/FP engineering design:

• Mechanical HVAC
  • Boilers, AHUs, VAV, Unit Heaters
  • Building automation systems
• Plumbing & Fire Protection
  • Indoor hot/cold/sanitary and exterior roof storm drain piping
  • Fixture selections
  • Garage oil waste piping
  • Wet and dry pipe sprinkler systems
• Electrical
  • Power distribution, switchboard and panels, grounding system
  • 300kW natural gas backup generator
  • Equipment motor controls & schemes
  • Interior, exterior, site, and parking lot lighting including photometric analysis
  • Communications including phone, data, and paging systems
  • Fiber optic cabling connecting both buildings
  • CCTV security and fire alarm systems
  • Arc fault study assuring PPE & bus ratings

ACCEPTANCE FACILITY (55,157 SF, TWO-STORY)

Spaces include: vehicle storage, bus service and maintenance bays, locker rooms, and various office spaces. Unique design elements:

• Vehicle fume exhaust fans
• Chemical pot feeders
• Bus storage ventilation for both gasoline and CNG fueled buses
• Compressed air systems
• Oil/water separators

OFFICE BUILDING (29,012 SF, ONE-STORY)

Spaces include: customer service, offices, loading dock, and training and conference rooms. Unique design elements:

• Data Center
  • Clean agent system for fire protection
  • Power design including 75kVA UPS system

Electrical and plumbing design was completed with potential connections for an addition to the building, should Pace choose to add-on. These potential spaces include 6,900 SF of covered storage, and 3,973 SF of a dual training and conference space build out.
