PROJECT DESCRIPTION
Delta provided multi-discipline engineering design services along with construction administration.
The Intake Building, constructed in 1915, is a four-story building with 22,500 square feet (including a half basement and half crawl space). Overall scope of work required complete building remodel and included mechanical, electrical, plumbing, and fire protection systems. Due to the age of the building, extra funding was necessary for removal of asbestos-containing materials.
The lead architect was responsible for project management including architectural and structural engineering. Delta Engineering was responsible for modernization of the existing mechanical and electrical system which required demolition and replacement.
Mechanical & plumbing scope of work included:
- Field survey to verify existing conditions and applicable LEED prerequisites
- Complete removal of all existing HVAC and most of the plumbing
- Capped & abandoned an existing steam line to the building
- New Variable Flow Refrigeration (VRF) system for heating/cooling paired with a Dedicated Outside Air System (DOAS) for ventilation
- Electric baseboard heat (EBH) at building perimeter to minimize winter heat loss. Cabinet and unit heaters for entries/utilities were also added.
- Toilets and janitor closets were given dedicated exhaust fans
- Direct Digital Control (DDC) System to control the HVAC systems
- New plumbing system, domestic hot/cold water supply, along with sanitary waste drainage and vent system
- Designed interior access for incoming utilities (gas, electrical power, water, telephone/data, sanitary and storm drainage) from 5-feet outside building
- Retained existing storm drainage system (gutters/downspouts/etc.)2,500,000 SF, five-story Consolidated Rental Car Facility (CONRAC)
Electrical scope of work included:
- Upgraded existing electrical power distribution system (added new transformer 750KVA, 12 47KV – 480/277V, 3PH, 4W, new switchgear – 800AMP, 480/277V, 3PH, 4W, new lighting and power panels)
- New interior/exterior lighting fixtures and controls
- New fire alarms and security systems
